The Project

When we first started this project with the client, the initial scope of work was intended for a foundation repair. However, it eventually escalated into a full house remodel involving structural replacements for the floor joists and trusses as well as aesthetic elements for the remodel, including new flooring, countertops, and more.

Before Project Conditions

The initial state of the house:

  • Structural Issues: There were floor joists and foundation failures with significant structural damage. The floor, siding, and porch were failing and rotting. We had to tear a lot down and competently rebuild.
  • Aesthetic Issues: There were noticeable rotting issues and makeshift additions like an old chicken coop. This was a large part of why we needed to start from scratch on a lot of areas.

Challenges Faced

  • Permitting Issues: The project faced several challenges associated with obtaining county permits. One of the primary issues was the occurrence of delays which hindered the progress of the project. These delays were often brought about by bureaucratic procedures or unexpected issues that arose during the process of obtaining the permits.
  • Environmental Challenges: The team worked through winter without walls and used the fireplace for warmth.
  • External Factors: The project timeline was significantly affected due to the shutdowns instigated by the COVID-19 pandemic. These shutdowns, which were a necessary response to a global health crisis, resulted in the closure of many businesses and put a halt to a multitude of projects, ours included. Our original schedule had to be altered as we had to abide by the safety guidelines and lockdown measures.

During the Project

The major phases and adjustments made:

  • Expanded Scope: With the new permits, we needed to bring the whole house up to today’s code. This required us to redo the opposite side of the house. We removed and added a new foundation and redid the exterior walls. This was an obligatory action initiated by the regulatory requirements of the contemporary building codes.
  • Complex Tasks: It was difficult to hold the roof trusses during demolition in adverse weather conditions.

Project Length and Timeline

  • Duration: The project took approximately 9 months, with 3 months of delay due to COVID-19 and permit-related issues.
  • Completion: Our team was able to complete the project just in time for summer so our clients were able to enjoy their newly remodeled home.

After Project Results

  • Outcome: The house underwent a complete transformation that turned it into a contemporary home. This total makeover wasn’t confined to just one area; it spanned from top to bottom. Every inch of the house was meticulously worked on. The ceilings, the walls, the floors – nothing was left untouched. The dated architecture and old-fashioned designs were discarded, replaced with a modern aesthetic that breathed new life into the structure. The transformation was so thorough that the house, in its new avatar, felt like a modern home through and through.

These regulations, which are often intricate and layered, presented us with numerous challenges that we had to tackle. The task was not simple. It required deep understanding and a thorough analysis of the regulatory framework that the county had put in place.
